Concept and pre-contract stages are where the most important design decisions are made. These are also when they are the easiest to review and refine. Once documentation progresses and contracts are executed, the opportunity for refinement reduces significantly. At these stages, flexibility can still exist. The Inspired Room
An initial review of the design concept to evaluate how the proposed layout responds to your lifestyle priorities, design intent and overall goals for the home.

DESIGN REFINEMENT SESSION - From $150
For clients who would like assistance exploring alternative layout options.
These are conceptual layout suggestions and not certified construction documentation. These are concepts that you can discuss with your builder, architect, designer or draftsperson.
These are delivered as a PDF plan with dimensioned and notated floorplan and any applicable internal elevations

FURNITURE LAYOUT ASSESSMENT - From $250
A practical review of furniture placement to ensure room proportions and circulation function effectively in real use.
This is delivered as a PDF plan with proposed furniture to scale.

BUILDER INSIGHT - From $150 per hour
For homeowners who would value practical insight into how their design decisions may translate on site.
- Highlighting areas that may impact cost
- Clarifying documentation assumptions before contract.
- Real world design/build experience to provide practical perspective prior to commitment.
This service provides general insight based on residential design/build experience. It does not constitute building, engineering, contractual or legal advice. All construction methodology, pricing, sequencing and compliance responsibilities remain with your appointed builder and consultants. This service is not to override, direct or assess your builders performance.
RETURNING CLIENT
For clients who engage at concept package 1 stage and later proceed to pre-contract concept 2 stage a $150 credit will apply to stage 2. This recognizes groundwork already completed in stage 1.
WHAT THE REVIEW SERVICE IS
The purpose of this service is to ensure your plans have been carefully considered before proceeding - not to alter the contractual or professional responsibilities of your builder, architect, designer or draftsperson.
This service does provide
- An independent, client-sided review of your plans at concept or pre-contract stage.
- A structured, analytical assessment of layout functionality, orientation logic, spacial efficiency and documentation alignment before commitments progress
- Written observations and clarification points to support informed decision making
- Professional due-diligence prior to proceeding
WHAT THIS REVIEW SERVICE IS NOT
This service does not -
- Does not replace your builder, architect, designer or draftsperson
- Does not certify engineering, energy rating, cost estimating or compliance certification
- Does not provide legal advice on building contracts
- Does not guarantee performance outcomes
- Does not provide final decisions as these remain with you and your appointed building professionals.
FEES & PAYMENT
Fees are confirmed prior to commencement based on stage and scope of documentation provided. Payment is required in full before the review commences. For clients who engage at concept package 1 stage and later proceed to pre-contract concept 2 stage a $150 credit will apply to stage 2. This recognizes groundwork already completed in stage 1.
